You own the house. We run everything else.

We manage twenty-five homes in Goa for the families who own them, and seven more that are ours. You take an agreed share of net revenue every month. We take the rest — and out of our side we pay for the running.

A share of the revenue, not a stack of invoices

Most management contracts in Goa take a commission and pass every cost back to you — housekeeping, linen, consumables, utilities, small repairs, channel fees — as a monthly statement to check and approve.

Ours doesn't. We agree one figure: your share of net revenue. That figure arrives every month. The cost of running the house comes out of our side, not yours. Nothing to reconcile, nothing to query, no expense you didn't authorise.

Big-ticket items stay where they belong — replacing an air conditioner or a washing machine, the maintenance contracts on equipment you own. We set out exactly where that line falls before anything is signed, rather than after.

The part most owners worry about

A revenue share only works if you trust the person spending the money. If we could save on your house by cutting corners, we'd keep the difference — and you'd have no line item to spot it in. That's a fair thing to be wary of.

Here is our answer. Seven of the thirty-two homes we run are our own. Every decision about linen, about a repair, about whether a deep clean can wait another week, we are taking on our own property in the same week under the same economics. There is no version of this where your house runs to a cheaper standard than ours — it is the same team, the same brief, the same day.

It is still your house

Block it whenever you want it. We don't cap owner nights the way most managers do, and we don't intend to — we earn when you earn, so the arithmetic already takes care of itself.

All we ask is notice, and a little thought about when. A week you take in May costs all of us very little — that is the quietest stretch of the year. The same week at Christmas or New Year is worth several times as much, and released late it is too close to sell properly. Tell us early and we will work around you either way.

Every month you get a summary: nights sold, what they sold for, total net revenue, and your share of it. One page.

What we take on

Pricing, every day.

One desk sets rates across thirty-two homes in the same market. When three enquiries land for the same week in Anjuna, we know a wedding is forming before anyone announces it — and we price the whole cluster accordingly. A single villa, watched on its own, sees that week as ordinary.

Guests, end to end.

Enquiry, screening, booking, the message at eleven at night, check-in, check-out and whatever happens in between. You are never forwarded a problem.

The house itself.

Housekeeping, linen, consumables and the everyday repairs, held to the same written brief as every other home we run — including our own.

Before a single guest arrives

1

We visit and film the house.

Room by room, the whole property, so nothing is judged from memory or from a photograph taken in better days.

2

We tell you what's missing.

Plainly — what guests will notice, what will cost you bookings if it stays as it is, and what is already good.

3

We close the gaps.

Then the house is photographed and filmed properly, by people who do this for a living.

4

We list it and price it.

Our own site, the booking channels that matter, and the travel agents and event managers who book villas directly.

5

It goes live.

And at the end of that month, the first summary arrives.

Tell us about the property.

Where it is, how many bedrooms, and whether it's furnished. We'll come and look, and tell you honestly what we think it can do — before either of us commits to anything.
